Yes this is essentially correct except that Bruce did initially release the song in 1985 as the B-Side to I'm Going Down.
I have always wanted to hear Stevie's take on it.
Here is the WIKI blurb on it.

The B-side of the single, "Janey, Don't You Lose Heart" is a mid-tempo out-take from the latter stages of the Born in the U.S.A. recording sessions. It has often been rumoured that the song was written for or about[citation needed] Fleetwood Mac vocalist Stevie Nicks, although neither Springsteen or Nicks have confirmed this. In 1985 E Street Band newcomer Nils Lofgren made his first recorded appearance with Springsteen, by overdubbing a backing vocal onto the 1983 track (and in doing so replacing those of Steven Van Zandt on the recording. The Van Zandt version also ran nearly a minute longer, with a long instrumental coda on the end that was later scrubbed from the official release). Many years later "Janey" would surface on the box set Tracks.

She never re-recorded the song. She wanted the 1976 version for TimeSpace. Mick said no, because Warner Bros. Wanted it to be one of the highlights of the upcoming box set. The reason given as to why she couldn't haveit was because the RECORDING is a Fleetwood Mac song, not a Stevie solo track.
People get recordings and publishing confused. Sony, Michael Jackson and Paul McCartney own the Beatles publishing, Capitol records owns the recordings. If you retain publishing rights you get paid whenever someone records your songs. The label you recorded for usually, not always, maintains the master tapes and can do with them whatever they want, release endless best of's, put them on soundtracks etc.

These Fritz recordings are appreciated, thanks! It really gives us a sense of where SN/LB were at that time. You can hear Mamas and the Papas in their vocals, even with all of the acid-rock musical backdrop. Javier's sings, though well made, do not fit their sound very easily. Stevie sounds more at home than Lindsey does.

How is this information (song titles) obtained? Are theses credible sources?

In which years were the Eddy Quintela songs registered? I assume that many of these songs/titles have been written, but not necessarily recorded, or exist demo form.

I don't know where the original poster Johnny Stew took these from.
Most (though not all) are copyright registered through BMI (originally in the early 1990's I think);

Hooked is written with Billy Burnette

I'd guess the Eddy Quintela songs probably reached various different stages of completion.
