Musically, it reminds me of Cool Water, the classic western song by Bob Nolan (1936). FM released their version as the B-side to the Gypsy single, also included in the Deluxe Mirage recently.

it sounds very reminiscent to Love Is Here to Stay, esp the guitar.

The vocals sound very much to me like they are from around that same time period.
